Glassboro Traded a Bookstore and a Vegan Counter for Cheesesteaks and Jerseys. Here's the New Downtown Map Before Homecoming.

  • October 22, 2026

When Rally House held its grand opening in early September, the escalators at 201 Rowan Boulevard were blocked off. Downstairs, under the same tall ceilings and the same front atrium Barnes & Noble used, Rally House racks run where the bookshelves stood and Phillies and Eagles gear fills the walls. The second floor above was closed to customers at the time, according to 42Freeway's report on the opening.

That building sums up downtown Glassboro this fall. Since July, at least five storefronts on Rowan Boulevard and High Street have closed, changed hands or picked up a new tenant. How fast each one turned over depended mostly on what the last occupant left behind. A finished kitchen or a finished sales floor flipped in weeks. A room that needed gutting, or a café that needs a particular kind of operator, has taken longer. With Homecoming filling the campus and the Boulevard this Friday and Saturday, here is where things stand.

The Old Barnes & Noble Is Open Downstairs and Still Waiting Upstairs

Barnes & Noble closed on July 20. Rowan announced that Rally House would open on Aug. 14, and the store held its grand opening ceremony in early September. 42Freeway reported that the interior layout "remains largely unchanged," which let Rally House finish the switch in just a few weeks. The store added clothing racks and taller wall displays and kept the space it inherited.

The new tenant fits the building better than it might seem. Rally House has about 320 stores nationwide and already runs campus locations at Drexel University, William & Mary and George Mason University. At Glassboro it sells a large selection of Rowan University clothing alongside Philadelphia pro-team merchandise. Rowan President Ali Houshmand, Glassboro Mayor John Wallace and Gloucester County Commissioners Jim Jefferson and Matthew Weng attended the ceremony.

Two pieces of the building were still unfilled at that point. Rowan spokesperson Joe Cardona told 42Freeway that the former Barnes & Noble café will reopen, and landlord Nexus Properties is looking for a local coffee shop operator for a space that "appears largely ready to go." The university is also looking for a new retailer for the second floor, with no further details announced. No tenant for either space had been announced as of that September report.

So the café shows that a ready-built space doesn't guarantee a fast turnaround. The ground floor filled quickly because a national chain could move in as-is. The café is just as ready, but it is waiting on a specific kind of local operator.

The Books Moved Up Mullica Hill Road

The bookstore closing was not the only change to reading space near campus. Rowan's renovated Keith & Shirley Campbell Library at 201 Mullica Hill Road reopened in late August, the week before Rally House's grand opening, and 42Freeway paired the two stories in the same report. The university held a formal "Campbell Library Reimagined" grand reopening ceremony on Sept. 16 in the building's Lightwave Living Room.

Neighbors without a Rowan ID can use part of it. Under the library's entrance policy, guests may enter during regular business hours, Monday through Friday from 8 a.m. to 5 p.m. Access may be limited at busy times or during events, and guests generally can't borrow books or print. The renovated building includes public computers, quiet study areas and a family study space the library says is open to all. The library's longer evening and weekend hours apply to the university community, so for anyone else it is a weekday-daytime option.

A Finished Kitchen Changes Hands in Weeks

The fastest swap downtown happened at 320 Rowan Boulevard, on the ground floor of the Whitney Center. Here is how that storefront has turned over, according to South Jersey Food Scene:

  1. The Pierogie Place held the space first.
  2. Greens & Grains, a fully plant-based fast-casual concept, opened there on Nov. 17, 2025, serving salads, bowls, wraps, smoothies and cold-pressed juices.
  3. Cheessteaks, the South Jersey cheesesteak brand founded by James Haynes and Antonio Delgado, took over this September and was open by mid-month.

The timeline was tight. 42Freeway reported on Sept. 1 that Cheessteaks was hiring for the location ahead of a Sept. 2 hiring event, with no opening date yet. By Sept. 14 the grills were running. South Jersey Food Scene credited the speed directly to the space, which came with seating, counter space and a commercial kitchen already built. The brand opened its first restaurant in Merchantville about a year and a half earlier and has a Vineland location announced. The menu ranges from traditional steaks to a Strawberry Hot Honey Chicken Cheesesteak with Cooper Sharp.

Something similar is under way a few blocks over. Ry & Howie's Sandwich Shop opened its Glassboro location about nine months before closing it. Its original Medford restaurant is still open. Clean Plate Meal Prep will take over the space, which sits on High Street across from Glassboro Town Square and near High Grounds Coffee. Clean Plate already runs locations in Blackwood and Woodbury Heights and has a Cherry Hill location in development. No opening date had been announced as of 42Freeway's Sept. 9 report.

High Street Got the Slower Builds

The High Street District shows the other side of the pattern. Gouldsburger's opened on Aug. 21 at 111 East High Street, on the first floor of the three-story Academy of Professional Arts building, which also houses Dance Factory. It sits across from the Glassboro Post Office. This was no move-in-ready kitchen. According to 42Freeway, the former Cono Pizza and Ice Cream space was completely gutted and redesigned around the tall windows facing the street.

The room has high-top tables and counter seating, a free-play Simpsons arcade game and a foosball table, and kids' meals come with a free Hot Wheels car. The fryers are entirely gluten-free because the chicken breading uses rice flour, and gluten-free buns are available for burgers and cheesesteaks. Chefs Walter Gouldsbury and Dave Murray opened the first Gouldsburger's in Haddonfield in 2023 and have grown the brand to 10 locations across the Delaware Valley. The restaurant has been serving for two months, but the borough calendar lists its official grand opening for this Friday, Oct. 23, from noon to 1 p.m.

Two blocks of High Street now hold two cheesesteak menus within walking distance of each other, and South Jersey Food Scene has described Glassboro as a growing destination for sandwiches and cheesesteaks around the campus and downtown.

The one independent arrival this fall came in by relocating. Krish's Indian Bistro moved from Sewell to 22 High Street East, offering dine-in, takeout, online ordering and catering. In announcing the move, the restaurant told South Jersey Food Scene that diners should expect the same dishes as before:

"We're excited to welcome you to our new home."

That brings a new cuisine to a downtown where most of this year's openings have been sandwich counters, and it comes from a restaurant with a following elsewhere in Gloucester County.

Homecoming Weekend Runs Through All of It

All of these storefronts will see crowds this weekend. Rowan's Homecoming schedule lists several events marked "Open to All," and the borough has its own Saturday-morning event on the same day.

Tailgating takes place in Lot O from 11 a.m. to 5:30 p.m. in three reserved zones and requires registration, according to the university's Saturday schedule. Volleyball fans can also catch Rowan Women's Volleyball against FDU-Florham at 11 a.m. in Esbjornson Gymnasium.

After Homecoming, the next big downtown event on the borough's calendar is Boro in Lights on Friday, Dec. 4, from 6 to 9 p.m. at 1 High Street West. By then, Clean Plate may be open across from Town Square, and the café at 201 Rowan Boulevard may have its operator. For the second floor above Rally House, the September report named no tenant and gave no details beyond Rowan's search for a retailer.

Storefront turnover like this shapes what a downtown street will look like a year from now, and that matters whether you own a home a few blocks from High Street or are weighing a mixed-use property near campus. If you'd like a local read on how Glassboro's commercial corridor is changing and what it could mean for property nearby, Philly Home Advisors would be glad to walk through it with you.
