When the Lansdowne Theater reopened on August 22, 2025, every one of its 1,280 seats sold, according to the Daily Times. Backstage Tap + Grille had opened across the street a few weeks earlier, and it was fully booked for that night. A few weeks later a borough document described what happened outside. Many of the people who came to the first show could not get into Backstage, Sophusion or Camellia.
The fix that followed did not go inside a restaurant. It went across the street, onto Veterans' Landing, the lot facing the theater at 31 N. Lansdowne Ave. A year later, that lot is theater parking, the Saturday Farmers' Market and the borough's newest gathering space. The fall calendar now uses it for all three, and on some days it switches jobs between morning and night.
Four Doors Between 20 and 28 North Lansdowne
The pressure falls on a very short stretch of sidewalk. The theater's own dining guide lists four storefronts directly across from the marquee:
- Camellia Coffee House, 20 N. Lansdowne Ave. The guide notes that its hours vary on show nights.
- Backstage Tap + Grille, 22 N. Lansdowne Ave., a chef-owned gastropub. It operates as a satellite license of Conshohocken Brewing Co. and pours only that brewery's beer.
- Sophusion Fine Dining, 24 N. Lansdowne Ave.
- Blue South, 28 N. Lansdowne Ave., a Southern-inspired spot from chef Jacob Blue. It's a deli by day and a BYOB restaurant at dinner. It opened in January 2026 with a ribbon cutting organized with the Lansdowne Economic Development Corp.
These businesses have planned for the crowds as a group. Before the theater opened, Backstage partner and chef Dan Brodeur told the Daily Times that the neighbors were coordinating their hours and working on a buying group. He also said Backstage would share its sidewalk tables with Sophusion and with Camellia next door.
Beyond that block, the theater's guide sends people a short walk away. Crisp Chik'n is at 27 N. Lansdowne Ave., on the theater's side of the street. Kia's Cakes and Cafe Zakia is at 14 S. Lansdowne Ave., and Carib Grill, serving Jamaican food and bakery items, is at 7 S. Lansdowne Ave. On Baltimore Avenue, JSM Cuisine at 55 E. Baltimore serves sit-down Liberian comfort food. Leo's Breakfast & Lunch at 36 E. Baltimore is normally a breakfast place, but the guide says it opens on many show dates with special dinner options and posts updates on its Facebook page.
The Lot Became the Overflow Plan
Andy Rosen of Conshohocken Brewing and Backstage saw those first-night crowds and proposed a food court and beer garden on Veterans' Landing for show nights. Every Lansdowne restaurant would be invited to set up a tent. He suggested the name "A Taste of Lansdowne" and pointed to Media's Dining Under the Stars as the model. Brodeur, his partner at Backstage, helped start that Media series years ago.
Borough Council approved it unanimously on September 17, 2025. The minutes record the scope:
Motion to approve A Taste of Lansdowne, sale of food and alcoholic at Veterans' Landing on Theater show nights through 12/31/26 from 5-9pm.
The 5 to 9 p.m. window came from Rosen's note that most shows start at 8. The approval is real. Public evidence that it has actually run is thin. The October LEDC community calendar lists theater events but no Taste of Lansdowne nights. Check with Backstage before planning a show night around a beer garden.
Other events have used the lot as a public square. Council ratified use of Veterans' Landing and nearby street closures for the Lansdowne Business and Professional Association's Night Market on June 13, 2026, with a beer garden. In September, the Open Sound series brought free outdoor music to the lot every Thursday from 7 to 10 p.m. On September 17, Open Studio | Open Town | Open Sound added artist studios, sidewalk pop-ups and late-night business offers, with Backstage and Camellia on the participant list.
The borough has also been building out the lot for those uses. Late-2025 council notes record a $92,900 bid from Rockport Construction for Veterans' Landing amenities, along with new benches, bike racks, landscaping and an ordered gazebo. In June 2026, a council committee recommended a sensory wall to go with play equipment for children ages 2 to 6, and the engineer evaluated EV chargers for the site.
October Puts Both Schedules on One Lot
The Lansdowne Farmers' Market sets up at 30 N. Lansdowne Ave., across from the theater. Its regular 2026 season runs Saturdays from 9 a.m. to 1 p.m., from the start of May through Halloween. The theater's fall lineup is filling in at the same time. Here is how the rest of October falls on the calendar as of today, October 3:
| Date | Morning | Evening |
|---|---|---|
| Sat, Oct 3 | Farmers' Market, 9 a.m. to 1 p.m. | None listed |
| Fri, Oct 9 | None listed | Kiosk Gallery opening reception |
| Sat, Oct 10 | Farmers' Market | None listed |
| Thu, Oct 15 | None listed | Stayin' Alive: One Night of The Bee Gees, doors 6:30, show 7:30 |
| Sat, Oct 17 | Farmers' Market | Stories We Carry opening, 20*20 House |
| Thu, Oct 22 | None listed | Toad the Wet Sprocket, doors 6:30, show 7:30 |
| Sat, Oct 24 | Farmers' Market | Ashley McBryde with Tami Neilson, doors 7, show 8 |
| Fri, Oct 30 | None listed | Boney James, doors 7, show 8 |
| Sat, Oct 31 | Farmers' Market and Borough Halloween party | None listed |
Two things stand out. First, October 24 is the one Saturday this month with both a market morning and a theater night, so the same lot holds vendor tents in the morning and concertgoers' cars in the evening. Second, half the October shows start at 7:30 rather than 8. Doors open at 6:30 on the Bee Gees tribute night and the Toad the Wet Sprocket night, so pre-show dinners on the 20 to 28 block need to start earlier than the 8 p.m. assumption behind the Taste of Lansdowne hours. Ticketing calendars change, so confirm times on the theater's event page before booking a table.
Parking Rules Change With the Calendar
The theater's directions name Veterans' Landing, directly across the street, and the Highland Avenue municipal lot next door as the closest places to park. Posted street parking is the backup. Municipal spaces are paid through ParkMobile, either at a kiosk or in the app. The borough started paid parking on November 10, 2025, with enforcement from November 17. At its November 19, 2025 meeting, Council voted to suspend enforcement at Veterans' Landing during farmers markets. In April 2026, the borough manager reported a new sign at Veterans' Landing saying the lot requires paid parking 24 hours a day, plus more ParkMobile signs.
In practice, that means the market-morning exemption doesn't carry over to the evening. A show night on the same lot is paid parking. The borough's records reviewed here don't list an hourly rate, so check the ParkMobile kiosk when you arrive. Before the theater's earliest shows, the borough also finished repairs, striping and fencing on the Highland Avenue lot and met with BRE Presents about show-night traffic and pedestrian safety.
Rail is the other option. SEPTA's Lansdowne station on the Media/Wawa Line is at 45 S. Lansdowne Ave., a short walk south of the theater. Its surface lot has 111 spaces at $2 a day, available from 5 a.m. to 2 a.m. Don't confuse it with SEPTA's Lansdowne Av trolley stop, which is in Drexel Hill at Garrett Road on Routes 101 and 102. Starting today, October 3, SEPTA is replacing that trolley service with shuttle buses on the first Saturday of each month until further notice.
After Halloween, the Lot Shifts to Theater Nights
The market's regular season ends October 31 with the Borough Halloween party, where the winner of the borough's pet-photo contest will be announced. Contest entries close October 14, and voting starts the week of October 19. After that, the market slows down. Its schedule lists a Thanksgiving bonus market from 9 a.m. to 1 p.m. on the Saturday before Thanksgiving, which is November 21 this year. Winter markets then run on the third Saturday of each month, from 10 a.m. to noon, December through April.
The theater keeps going. Kansas is booked for Saturday, November 14. Over Thanksgiving weekend, the arts calendar moves down the avenue. A Bit of the Arts runs November 27 from 3 to 8 p.m. and November 28 from 10 a.m. to 5 p.m. at the 20th Century Club, 84 S. Lansdowne Ave. Admission is free, and the listing points visitors to the SEPTA lots, side streets and the 20*20 House lot for parking.
The building itself still relies on the community. Matt Schultz, executive director of the Historic Lansdowne Theater Corp., told the Daily Times in April that BRE Presents leases the venue and books the shows, while the nonprofit stays responsible for upkeep. "We're the landlord, not the tenant," he said. The council approval for A Taste of Lansdowne on Veterans' Landing expires December 31, 2026, so the borough will have to decide whether to renew it.
The theater has changed how buyers and sellers think about the 20 to 28 block of North Lansdowne Avenue and the streets that share its parking. If you own near the theater and want to know how show-night foot traffic factors into a sale or a purchase, Philly Home Advisors can walk the block with you. Schedule a consultation.
